Job description:
This is not a job. This is your own business and you would be considered by, legal definition, self-employed. This is what all people with a job wish they were. We are the leading specialty firm in the brokerage of apartment complexes and mobile home parks in upstate New York. The agent will be on a fast track performing all facets of the business; gathering data, contacting buyers & sellers, listing properties, marketing & selling, negotiating contracts, working with attorneys, bankers, appraisers, engineers, et al., and closing the transaction. This position involves a degree of detail and number crunching but no calculus. Phone, fax, email, and computer software usage are constant and crucial to this business. Travel is intermittent and short distance. Agent will be working with properties and people worth in the multi millions. This is a fast-paced, self-satisfying, and profitable profession not well suited to the timid.
 
Attributes required for the position:
Personal ethics & integrity, self-starting with steady work habits, upbeat personality, good written and verbal communication skills, competitive nature, professional appearance, and computer skills. All applicants must supply their own computer hardware and have a New York real estate license.
 
Compensation:
As we say in the business, that is entirely up to you. This is a commission industry. It would be wise to have 6-12 months of liquidity in the bank prior to beginning. If you aspire to more than having a job that you could quickly lose for a variety of reasons beyond your control, self-employed commercial real estate professionals can easily earn six figures in the first two to three years. There are no limitations on your income growth except the ones you self-impose. We have the highest commission splits in the industry and they are negotiable depending upon experience.
